The land authority of south China's Shenzhen city has called a halt to the sale of tiny cell-like apartments that stired the Internet after an investigation showed up a number of irregularities.

The probe discovered that whereas the properties being sold were purportedly just 6 square meters in size, they were actually twice as big and extended to common parts of the building. It found the ground plans didn't match those submitted to the authority for approval, and so were deemed illegal.

The land authority is to punish the real estate agencies involved for false advertising.

According to the authority's official weibo account, one property developer in Shenzhen had reportedly sold nine sets of tiny apartments with an area of 6 square meters in just a few hours. The price of each apartment was set at 880,000 yuan (around 132,000 US dollars).

It later emerged that only 4 apartments had been sold at that price.

The company had promised to stop further sales, and rescind the contracts of those already sold, said the authority.

The average price of new houses in Shenzhen surpassed more than 67,000 yuan per square meter last week, with many buyers saying the tiny cell-like living spaces could prove a more affordable option to their housing needs.
